Ambernest · rental management

A flat is someone’s home and someone’s capital. I look after both: I choose a tenant as if I were handing over my own keys, and I make sure the rent arrives every month.

I manage every flat personally. You have one phone number and one person who knows your flat, your tenant and your contract.

How it works

How we start

Step I

Conversation and visit

I come over, see the flat and ask about your expectations: rent, timing, who we are looking for and what you will not accept.

Step II

Service agreement

You get a draft to read at your own pace. Scope, fee and termination rules are set out in black and white.

Step III

The tenant

Listing, viewings, candidate checks. You approve the choice and sign the lease.

Step IV

Calm months

I watch the rent and handle contact with the tenant. You get a short summary and no phone calls to answer.

Who runs it
I work the way I would want someone to look after my own flat.

My name is Kamil Kamiński and I live in Banino. Ambernest is my rental management brand for flat owners around Żukowo and the Tricity.

Everything is agreed in writing, costs are transparent and the decisions stay with you. I am available on working days from 9:00 to 18:00, and I run viewings on Saturdays too. I speak English.

Questions

Before you call

When do I pay the fee?

Only after the rent for the month reaches your account. If the tenant pays only part of it, my fee is reduced proportionally.

What if there is no tenant?

You pay no fee while the flat is empty. You only cover the portal advertising costs you approved beforehand.

Who signs the lease?

You, as the owner. I prepare the documents, check the candidates and run the whole process, but the decision and the signature are yours.

Why an occasional lease?

The occasional lease (najem okazjonalny) is a Polish fixed-term lease in which the tenant signs a notarised declaration and names a place they can move to. It gives the owner the strongest protection if a tenant refuses to leave.

Who handles repairs?

I pass on faults reported by the tenant and help you organise the repair. You approve contractors and costs. I do not carry out repairs myself and I do not run a 24-hour service. In an emergency the tenant calls the relevant services and the building manager.
